My parents created a Charitable Remainder Unitrustfor me in 2006 with 500k with a local university as trustee. The trustees printed a projection showing that the trust principal would be worth $719k in 2019. Funds in 2019 are worth 499k and my quarterly distribution is much lower than it was in 2006.

I have a house, I want to rent one of the bedrooms out on AirBnB. I live here. I called my homeowner's ins company and they say they they do not offer an umbrella liability package to cover it...can anyone in Seattle recommend one that does? My friend in Ohio says she got one that is a personal umbrella insurance policy that covers home, car, and air bnb rentals..while the insurance agents I've talked to in Seattle say theirs would not cover airbnb rentals unless it was a separate commercial policy....

I am self employed as a manager in a family LLC that manages a rental triplex, and then I get income from a trust, rents (not belonging to the LLC but myself), and investments. Would H &R Block be able to handle this or should I go to a CPA instead? I've been filing my own tax returns for years but am starting to get slow and foggy about it and am not sure who to go to for help. I tried H&R Block once a long time ago but what they did seemed super simple, but back then I did not own or help manage any rentals.

when all of my income is rental or trust income? IRA's only allowed earned income. I also can't deduct any IRA contributions. I don't have a 401k since I am self-employed, if that's what you call a landlord who only manages one or two rental units. So I guess I can't save anything that can grow tax free, is there?

I am trying to install Quicken 2010 onto a new computer, but it won't accept the unlock code I got when I purchased it. Quicken support for 2010 ended April 2013 and there is no way I can talk to a live person at Quicken - calling the number re-routes you to the website which only answers questions for Quicken products 2011 and later. Am I screwed?

I' ve been getting bids for chimney repair since chimney is leaking. It has an old previously sealed concrete cap with moss on it and it's made of brick. It has metal flue covers on it. It's white brick from 1965.
One place offers to cover it with FreezeThaw and Chimney Saver and Crowncoat to weatherize it and brush off moss. One place offers to rebuild concrete cap and reapply mortar to bricks. Other places say weatherizing in winter is a bad idea; it'll just leak again. Other place says one should only rebuild chimney in summer, or the brick isn't totally dry yet. It is Oct 15th and Seattle has been having some unusually harsh rain storms. So..is it better to get new concrete cap or just weatherize, and if its just to weatherize it, how long will that last and is it true it should only be done during the summer?

My mom has Alzheimer's and can no longer manage her own money. She just turned 90 and she has everything in the Vanguard 500 index fund. Should I sell it all and put it into a money market or CD for her instead? She has no bonds but she has a steady monthly annuity income.

The basement in my 1958 house is covered in asbestos tile that has been flooded before (but I fixed the leak problem.) The floor is sinking down to one side. I've had 2 flooring estimators come in and they all say I should get a carpet with pad to even it out. But I also have read it's bad to put a pad down in a basement in case it traps water and leads to mold etc. Is it possible to have vinyl tile installed OVER the current asbestos-tiled floor? Could a flooring specialist put down another layer of concrete or cement to even it out, then put carpet or tile over that? Would such a procedure be more than $5,000?
