Any good ideas on how to market vacant land? Yes, it's in the MLS because it's listed with an agent.?
An agent has had the listing since November. The property is within the comps and there is nothing wrong with it (nothing funky on the land, it is accessible, the area is nice, etc.). Yes the economy stinks and land sales have been affected. However, after about six months, looking for any good ideas that do NOT involve putting a LOOOOOOOOW price on it and giving it away, is a reasonable idea. Yes the agent has it in the MLS and on assorted sites (like Zillow). I just believe more can be done and would be willing to do something myself to move it along. It is in the city, but a "rural" part of the city (it's over 4 acres), roads are paved, all your services are available, lots of custom homes in the area, etc. so it's not in the middle of nowhere. It's buildable, no flood plain, no toxic dump, etc. Just wondering if some folks have come up with good ways to get potential buyers to consider a good parcel of land.

Market to developers/builders. I sold a lot last year to a builder - 100% cash deal.
Make sure the listing covers all questions private buyers will have regarding view, surroundings, distance to town, utilities (are the run to the property already??), dividable, and zoning. Rural listings focused towards private buyers tend to zone in on privacy, ability to keep farm animals (horses, chickens, sheep), distance to town, what can be built, and amenities (stream on property, Private woodlands, wildlife, view). Listings aimed towards developers/builders tend to focus on zoning, dividability, and other things that affect building sites.
Land can be a tough sell since banks charge a ton for land loans. This is why marketing towards developers may be smart.

Make sure you have good descriptions and pictures in your MLS. Checking off the boxes of what it has is not enough, the description needs to spell out things like the road being paved, access to utilities, what flood zone (everyone is in one, there is no such thing as no flood). Mention other things too such as zoned for this and that, in such and such school district, close commute freeway ###, etc.
