  • Should I allow a prospective tenant to have a co-signer?

    My husband and I own our condo and we want to rent it out. A nice guy came today and looked at our place and was very interested, however he came forth and said he didn't have good credit and his brother would co-sign the lease. I have a good legal lease I got from the CA Association of Realtors and I know it protects us as the landlords. However I never thought about whether to accept co-signers or not. Of course if I were to go through with this, I would make both tenant and co-signer sign the lease...but is this a good idea? The economy sucks right now and I know people have crappy credit....but then again, I want to protect myself. Any professional input would be greatly appreciated.

  • Which is better, back seat hammock for dog or the barrier in the back of SUV?

    I have a SUV, and I was wondering if I should get the hammock for the back seats or if I should get the barrier for my dog. Not sure because the windows in the back of my SUV do not go down. If you could give me your suggestions, I'd greatly appreciate it.

  • Should I quit my job?

    I have a good paying job right now, and it a "career" job. However, over the last 7 months, it has really caused me significant stress and personal issues. (to the point where I had to get professional help) My husband has a secure job and can pay the bills. I've been going to school while working full-time, but I haven't been getting good grades because I have no time to study. I want to quit and go to school full-time. However I just am scared to quit.... however I am just not happy.

  • What is an appropriate tire size for a 1969 Chevelle Malibu?

    The back tires are customarily supposed to be larger and I have large tires on the backs (I don't have the size right now). I currently have 26 x7.5 x 15 on the fronts, but they are too small for driving on the freeway. Its a 69 Chevelle Malibu 350. Thanks!

  • Which PSP should I buy, and what games?

    My husband is going on an 8 month deployment so I want to get him a PSP, which one should I get? I see they have a CORE version. Also, I'm hearing there are some games that are not as good to play on the PSP. He plays the xbox 360 and likes call of duty, grand theft auto, and rainbow 6...any REAL advice is greatly appreciated. :)

  • I am going to buy a 1969 chevelle malibu 307 what questions should I ask the dealer?

    I am buying from my brother in law so I can trust him and have known him for a while. I have checked it out physically and there is little to no rust, straight body, good interior, and it runs. I have yet to test drive it but he is asking me what I want to spend on it he is willing to give me a deal below the car's value. What price should I give him and what other questions should I be asking? Also the engine looks rebuilt, and this will be my first classic car purchase, the engine does not have a 307 on it so is it possible its a bigger engine? How would I find out? Thanks

  • How to train your cat/kitten to NOT try to go out the door?

    Our 2 12 week old kittens are very interested in what is outside, so sometimes they sit right by the door and want to go out. I'm just worried they are going to try to dart out the door when we go in/out. What is an effective way to train them not to do that? We try to say phsssss to them when we walk in to scare them away but that doesn't work because they aren't scared....thanks for your advice!

  • We just opened up escrow, should I give my landlord notice?

    Opened just today. Everything has been ready to go because we got a verbal ok a few weeks ago, we just were waiting for written. Inspections and bank appraisal done. We are supposed to close within 14 days because my husband is going on deployment a month from today. Is it safe for me to give my landlord notice? I just don't want to end up paying a mortgage and the other half of my rent.

    If worse comes to worse, I can move to my parents house. We did a VA loan, everything is approved no problems at all, my agent is also doing our loan...just need some ideas. Thanks!

  • My 2 year old cat is at the emergency vet because she has some internal problems...?

    and so far its been a $2000 bill. I love this cat so much, but that is a lot of money to be spending. Has anyone spent this much money? Its just so hard for us because we're trying to buy our first home and this money is being drained away and who knows even if she will survive. But what do you do when you love an animal so much? She has been there for me while my husband was on deployment and kept me going.

    I've been with my current company for 7 years, I have my own office and VERY flexible schedule. But I got offered a position in a bigger company with probably more room to grow, and more pay ($4more/hour). But it is not as flexible as my current job. What should I do?

    My husband is going on deployment soon and its nice to have people around me I've known for a while, yet we are trying to buy our first home so the more money the better of course. I'm not sure what I should do at this time. I'm sitting on the fence anc keep changing my mind. Any insight.

  • We want to purchase a doberman puppy, what are some good questions to ask prospective breeders?

    We're looking for a red doberman puppy, and this will be our first time purchasing from a breeder. Supposedly these dogs have great bloodlines and everything, and of course the sellers say they are obediant...which you can't say a puppy that is only a few weeks old...obediant.

    So can you help me with some questions about dobies I should ask, I have a few, but maybe some people or other breeders out here might have some info.

  • Dog in condo?

    We have a 950sq foot condo, upstairs with a 10X5 patio.

    We are an active married couple, there is a dog park right across the street. We want to get a med-larger size dog to go on our daily jogs & take it to the park/dog beach on weekends.

    We also have a young cat. So we want to start off with a puppy so it can grow up with our cat. Do any of you have a dog in a condo? How is it? Pros and cons? We're thinking of a lab mix, or shepherd. Definitely don't want a small dog because we are active and do a lot of hiking and camping trips.

  • Purchase of Short Sale Question?

    Asking price of approved short sale was $199k. We offered $190k. Sellers accepted, and we're waiting for the bank. (Our agent supposedly has a good response and able to call the bank negotiator). We our offer was accepted July 6th (by seller). We put in our offer we must have a response by July 31st, or else we can recind our offer. Do you think they will respond before then, if at all? Thanks!! We're in San Diego.

  • What happens next with the short sale process?

    The sellers have approved our offer, and the short sale is an approved short sale. The sellers have responded really fast. Now I think we are waiting for the negotiator at the lenders office. So does this take a long time. (The bank already approved it...I think....that is why it was an approved short sale. Please correct me if I am wrong).

    The lender is very persistent and has been working really fast for us because she knows my husband is going on deployment at the end of August....so just wondering what goes on next...and what is happening now.
